To us, tenants always come first when it’s about providing a clean, organized and friendly environment that can be suitable for both professionals and students. We manage several rooms scattered across the city, providing for all of them essential and additional amenities and services.

Are all the rents listed on the website all bills included?
Yes, they are.
What do you mean with “All bills included”?
Literally, everything is included: Council Tax, electricity, gas, water and high speed internet. Also, we send a cleaner twice a week to clean all the communal areas without any extra costs. You don’t get to pay anything else.
Is there any agency fee?
Yes. Unless stated otherwise, we usually charge one week rent as agency fee, plus £10,00 for the contract agreement.
How much is the security money and the initial rent to be paid to move in?
We usually ask for 3 weeks security money and 2 weeks rent.
Is it possible to arrange a viewing for a room I am interested in?

Are the rooms you offer furnished?
Yes. All of our rooms are fully furnished with beds, wardrobes, study desks, chairs, mirrors and all the essential amenities.
What about the kitchen and the shared areas?
We provide all the appliances: pots and cans, utensils, fridge, freezer, microwave, washing machine, toaster, kettle and everything you might need to cook.
What about the rest of the essentials services and tools?
All of the properties we manage have 24/7 hot water and central heating. Furthermore, we provide also iron board and vacuum cleaner and cleaning services for all the communal areas twice a week with no extra costs.
Can the cleaner clean my room as well?
No, your room is your personal space and it is your duty to keep it clean. We strive to keep all the properties with the highest cleaning standards, so don’t let us down!
What’s the minimum notice period to leave a room?
You should let us know when you do intend to leave at least 3 weeks in advance.
What if I want to leave the room immediately without any notice?
You are free to do it, but please keep in mind that we won’t be able to refund you the initial security money.
Any other shrewdness I should be aware of before leaving my room?
Yes, please make sure you leave your room clean before moving out.
What should I do if there’s a problem in my room or in the flat (e.g. broken washing machine)?
Kindly get in touch with us and we will provide a solution to the problem in the shortest time possible by calling a technician or by coming to check the problem ourselves.
What’s the minimum contract term?
The minimum contract term is usually 6 months, although this could be variable based on the room and on its location.
I have a friend who is looking for a room to move in. Can I refer to you?
Of course. We offer a £50,00 discount on your next rent payment for every friend you bring to us who decides to rent a room with London State.
